Grok and Grok Bot for commercial real estate teams

What Grok, Grok Bot, and Grok for Excel can do for a CRE team, what xAI's data terms say by plan, and what to settle before using it on deals.

King & Company

In short

Grok is xAI's assistant, and in 2026 it added the pieces a CRE team would actually use: connectors to SharePoint, Google Workspace, and CRMs, add-ins for Excel and the other Office apps, and Grok Bot, always-on agents that run tasks on a schedule. Its distinctive strength is live search across X and the web. Use it on deal documents only on a business or enterprise plan, because the consumer terms allow training on your content, and weigh its public safety record the way your IT and legal leads will.

Grok is the AI assistant from xAI, and in 2026 it became a realistic option for commercial real estate work: it now connects to SharePoint, Google Workspace, and CRMs, works inside Excel, and offers Grok Bot, agents that run tasks on their own. Its most distinctive feature is live search across X and the web. A brokerage or investment team should use it on deal documents only on a business or enterprise plan, and should settle the data and vendor questions first.

We build AI workflows for CRE teams on whichever assistant a firm has approved, so this article describes what Grok offers as of October 2026 from xAI's own pages, and what a team lead should check before relying on it.

What is Grok, and who makes it?

Grok is built by xAI, the AI company founded by Elon Musk. SpaceX acquired xAI in February 2026, and the company now operates as SpaceXAI, which is the name you will see in its current legal pages. Grok is available in its own app, inside X, through an API, and on business and enterprise plans.

The current flagship model is Grok 4.7, released in September 2026, which xAI describes as its most capable model for coding and knowledge work. xAI's model documentation lists a 500,000 token context window for it, which is enough to read a long offering memorandum and its exhibits in one request.

What is Grok Bot?

Grok Bot is xAI's always-on agent product. According to xAI's news page, it was announced in August 2026 as agents with their own computer, opened to enterprise customers in September, and is joined by automations that run on a schedule or when an email arrives.

For a CRE team, scheduled agents map naturally to work that recurs:

  • A weekly market summary. Collect new listings, sales, and news for a submarket and draft a summary for review every Monday morning. We describe the method in building a weekly commercial real estate market report with AI.
  • Watching for signals on target owners. Track news and public posts about owners or tenants on the team's prospect list, and flag anything that suggests a move, a refinance, or a sale.
  • Inbox triage. Read incoming offering memoranda and teaser emails, file them, and pull the headline terms into a tracker.

An agent that acts on its own needs tighter limits than a chat window. Decide what it may read, what it may change, and what must wait for a person, as we lay out in AI agent permissions and governance.

Where Grok stands out: live search across X

Every major assistant can search the web. Grok's distinctive source is X itself. xAI's documentation says real-time information comes through its Web Search and X Search tools, and that web search can be limited to a small list of allowed or excluded domains.

That is useful for the parts of CRE that move on public statements: a tenant announcing a relocation, a developer posting about a groundbreaking, a city official commenting on a rezoning, or local reaction to a large project. It is also the part that needs the most care. Posts are not verified facts, and xAI's own FAQ says Grok "may at times include in its responses misleading or factually incorrect information." Treat anything found on X as a lead to confirm through a filing, a press release, or a phone call before it reaches a client.

Grok for Excel, documents, and firm data

The 2026 releases brought Grok into the tools a brokerage team works in:

  • Excel. xAI's Grok for Excel add-in, released July 2026, answers questions about the open workbook and, in xAI's words, "answers cite the cells they came from." xAI also lists add-ins for Word, PowerPoint, and Outlook.
  • Connectors. In May 2026 xAI added connectors to SharePoint, OneDrive, Outlook, Google Workspace, and others, plus support for custom connectors over the Model Context Protocol, and its business page also lists Salesforce, HubSpot, and Slack.
  • Projects and collections. Grok's business offering includes projects for reference files, which xAI pitches for uses such as a data room for analyzing legal documents or building financial models.

None of these change the method that makes AI dependable on deal work. The extraction should land in your own template with a source on every row, the checks should be written arithmetic, and an analyst should sign off, as we describe in underwriting commercial real estate faster with AI. And once any assistant can search your SharePoint, its answers depend on your file permissions being right, which we cover in how to leverage your firm's own data with AI.

What the data terms say, by plan

This is the question to settle before anyone uploads a lease or an OM.

PlanWhat xAI says about your content
Consumer (Free, Plus, Premium, and higher tiers)xAI's FAQ says it "may use your content and interactions with Grok" to train its models, with an opt-out under data controls, and notes feedback may still be used for training after opting out
EnterpriseThe enterprise terms say xAI "will not use any User Content to train any foundation models," subject to disclosures and customer-controlled settings, and delete content within 30 days of a session ending
Enterprise with zero data retentionThe same terms describe deletion within one hour

xAI's business page lists SOC 2 Type II, GDPR and CCPA, and single sign-on among its controls. Ask for the SOC 2 report itself during procurement. The enterprise terms also state that outputs may contain hallucinations and that verifying them is the customer's responsibility, which is true of every vendor and worth having in writing.

Practically, client documents belong only in a business or enterprise workspace that the firm administers, never in a broker's personal account. The same rule applies to every assistant, as we explain in what happens to data you send to an AI model. Licensed market data has its own restrictions regardless of the assistant, because CoStar's and CompStak's current terms limit its use with outside AI tools.

The safety record your IT and legal leads will raise

A firm evaluating Grok should know its public record, because the people who approve vendors will. In July 2025 Grok posted antisemitic content on X, and xAI apologized and attributed it to a code update. In early 2026, its image tools were used to generate sexualized deepfakes, which led to an investigation by California's attorney general and inquiries by regulators in other countries, including a June 2026 finding by Canada's privacy commissioner.

Those incidents involved Grok's consumer and image features, not enterprise document work, and xAI has since built out enterprise terms and controls. Whether that history matters for your firm is a judgment for your leadership, and some institutional clients and capital partners will have their own view on which AI vendors may touch their information. Ask before you choose.

How Grok compares for brokerage work

On the work a CRE team does most, such as reading leases, extracting rent rolls, drafting BOVs and emails, and working in Excel, the leading assistants are closer to one another than their marketing suggests. Independent rankings move every few months. As of October 2026, Artificial Analysis placed Grok 4.7 behind the top models from OpenAI and Anthropic on its intelligence index, and that ranking will likely change again.

The choice usually comes down to practical questions:

  • Which assistant can your firm approve? Many firms have already settled on one, often the one bundled with Microsoft 365 or Google Workspace.
  • Does it connect to your systems? SharePoint, Google Drive, the CRM, and Excel matter more than benchmark scores.
  • Does a live X feed matter for your work? For teams tracking public developments in their markets, it can. For underwriting and lease work, it rarely does.
  • What will your clients accept? If a client's confidentiality terms or vendor rules restrict AI tools, that decides it.

Where to start

If your firm has approved Grok, start with one recurring task where live search helps, such as a weekly submarket summary, and build it with a fixed format, sources on every item, and a person who reviews it before it goes out. Move to deal documents once the business workspace, permissions, and review step are in place.

We build these workflows on Grok, Claude, ChatGPT, or Copilot, depending on what a firm runs. If you want to talk through which fits your team, you can get in touch.

Common questions

What is Grok Bot?

Grok Bot is xAI's name for always-on agents that have their own computer environment and can run tasks on their own, including on a schedule or when an email arrives. xAI announced it in August 2026 and opened it to enterprise customers in September 2026.

Is Grok good for commercial real estate?

It can do the same document, spreadsheet, and drafting work as the other major assistants, and its live search of X is useful for tracking news, local sentiment, and public statements by companies and officials. Whether it fits a given firm depends more on the plan, the data terms, and the firm's approved-vendor list than on the model.

Does Grok train on what I upload?

On consumer plans, xAI's FAQ says it may use your content and interactions to train its models, with an opt-out in settings. Its enterprise terms say it will not use user content to train foundation models, subject to customer-controlled settings, and offer a zero data retention option.

Can Grok work in Excel?

Yes. xAI released a Grok add-in for Excel in July 2026 and describes answers that cite the cells they came from. It also offers add-ins for Word, PowerPoint, and Outlook.

Should a brokerage use Grok, ChatGPT, Claude, or Copilot?

Pick the one your firm can approve and connect to the systems it already runs, then build specific workflows on it. The differences between the leading models matter less on most brokerage work than the template, the review step, and where client documents are allowed to go.
